My Fee for Service - Where the commission dollar goes? When most people buy or sell a house they know they pay a commission and it always appears to be a large amount. What most people don't know is how that commission is distributed. Most people either don't know or assume that it all goes to the real estate agent. This couldn't be farther from the truth. The real estate agent gets a very small portion of the total commission. A quick idea of how my commission is most frequently divided. First and foremost the largest chunk goes to the agent who represents the buyer. In order to attract the most buyers agent and to market it effectively, Royal LePage, Meadowntowne Realty brokerage always pays a minimum of 50% or more to the buyers agent which is then split between that agent and his or her broker. Then another chunk goes to the broker of the listing agent. The remainder goes to the listing agent who then must pay for advertising, open houses, flyers, brochures, signs, websites, board membership, annual licensing fees, insurance and many other, often small things, but all of which add up to a lot and leave 14% or less (before tax) as the actual take home Pay for the real estate agent. What is my fee? - Commission fee provide income for three items only; Profit, Overhead & Marketing. Overhead is a variable fixed cost and that leaves only Profit & Marketing. Where do you think any discounting of fee end in? It is surely not in Profit... so any cut back in Marketing means that as a result of reduced marketing you are highly likely to receive much less marketing exposure for your property. What is more important to you? - Getting the most amount of money from your sale, or paying the lowest sales fee?
